What Do We Inspect?

It is a fairly common condition on a home purchase to get a home inspection, but what is it and why is it so necessary? As a new home owner, you may questions whether it is worthwhile investment. Check out how we help new home owners have assurance in their purchases!

Exterior Inspection

Our home inspector looks at every major system of your home. Starting with the exterior of your home, we will do a visual assessment of your roofing system, siding and the exterior of your windows. Decks and other additional systems are examined for deficiencies and safety hazards, as well as an analysis of whether the grading surrounding the home is sufficient.

Doors, Windows and Interior

From the interior of the home, we will examine your doors and windows to ensure that they are fully functional, sealed appropriately and in good working condition. Rooms will also be assessed for evidence of structural and cosmetic deficiencies that prospective buyers may want to be informed of. Every deficiency found will be reported to you with recommendations on whether it is a DIY/Handyman project or if we recommend a professional to assess it further.

Foundation and Structure

The foundation and structure of your home is not always fully visual to an inspector. This is why it is important to get an inspector with experience that can look for visual symptoms of underlying issues. Assured Home Solutions utilizes the experience of a Red Seal Journeyman Carpenter as well as tools such as thermal imaging devices to look for temperature inconsistencies that may indicate water intrusion or structural inadequacies.

Electrical and Plumbing

A visual inspection of the electrical systems of your home will include an analysis of the service coming into the home, an assessment of the panel capacity and functionality, as well as ensuring that all components are installed and function as designed. Plumbing is inspected to ensure that all materials used are sufficient and functioning as designed. The inspector will also look for evidence of leaking and insufficient flow and draining.

Insulation and Venting

Assured Home Solutions checks the sufficiency of your insulation and ventilation in multiple ways. The first is a visual inspection of the attic when accessible. Our inspector will access the attic and look for proper insulation as well as evidence of moisture intrusion, mold and condensation build up. If evident, this could be a sign of improper insulation, ventilation or circulation within your home. We also utilize a thermal imaging device to look for evidence of insufficient insulation within your walls, floors and ceilings where visual access is not possible.

Heating and Cooling

An inspection of your heating and cooling systems is also conducted in a home inspection. We will look to ensure that the appliances are installed and functioning in the way that they are designed. We also look for evidence that there are any deficiencies or indications that these appliances may be approaching the end of their life expectancy. Within your report, you will also find all of the necessary information that your insurance company will require upon your home insurance application.

Fireplaces

Assured Home Solutions is pleased to offer our clients WETT Inspections should they require them. Most insurance companies will require this inspection if you intend to use solid fuel burning appliances within the home. This includes wood burning and pellet burning stoves.

What to Expect

When you book your home inspection, we will require your contact information as well as the information on the home to be inspected. You will receive two e-mails, one that leads you to our client portal where you will receive your inspection reports and pay for the inspection and the second where you will sign the Service Agreement.

On the day of the inspection, you are welcome to participate and ask the inspector any questions that you may have about the home. This is a great opportunity for you to get the insight of our professional on all of the aspects of your prospective home.

You will receive your report via e-mail within 48 hours. Generally speaking, we are able to offer same day reporting but there may be instances where our inspector gets busy and it may take a little longer.
